Abstract
Asset optimization is one of the business fields run by PT Kereta Api Indonesia (Persero) to optimize its assets through asset leasing activities. Asset optimization is classified as one of the three main pillars of revenue for PT Kereta Api Indonesia (Persero) in addition to passenger transportation and freight transportation. This final project will explain the procedures for leasing land assets that occur at PT Kereta Api Indonesia (Persero) Operation Area 8 Surabaya. Data were obtained using interview and documentation methods. The data were analyzed using a descriptive method with a qualitative approach. Based on the results of the study, the procedures for leasing land assets managed by PT Kereta Api Indonesia (Persero) Operation Area 8 Surabaya were obtained starting from submitting a lease application, negotiating, and making a contract book. The contract book is used as the basis for collecting payments for the lease of land assets. The tenant must pay the bill in accordance with the amount and purpose of payment stated on the bill. Based on the results of the analysis, it can be concluded that PT Kereta Api Indonesia (Persero) has carried out the asset lease procedure properly. Keywords: Lease, land assets
