Abstract

This study uses a qualitative method, where the data obtained from interviews, observations and documents. The focus of this research are; why murabaha financing problems occur and what is the perception of the bank, what funds do Islamic Banks Indonesia do when customers of Sharia mortgage products have problems. The researcher in this case conducted direct interviews with several informants, particularly the Branch Manager, Consumer Unit, and Retail Collection Officer Unit, the researcher also conducted observations which lasted for approximately two months and collected information where almost all Indonesian Islamic Banks were involved in it. The enactment of a 0% down payment and exacerbated by the economic situation due to covid-19 is a factor in the occurrence of problematic financing. Working from home to being laid off, customers whose businesses go bankrupt are also other factors that ultimately increase the number of NPF (non-performing financing). Regarding the results of research conducted at Bank Syariah Indonesia, the dharmawangsa branch office shows procedures that are carried out when customers experience problems in paying installments, including the bank providing alerts in the form of calling, sms and wa blast, warning letters not paying, financing restructuring, deliberation to auctions. Restructuring of financing can be done by changing the amount of the initial installment which will have an impact on the extension of the repayment schedule, but if the customer is not cooperative, the bank can run the auction mechanism.
