Abstract
The entry of the ASEAN Economic Community (AEC) in 2015, led to increasingly fierce competition for all companies in the member countries. Coupled with the phenomenon of the Loan To Value (LTV) policy implemented by the government as well as the low economic growth in Indonesia, the tendency of companies in Indonesia to experience financial distress is high. This study aims to examine the effect of institutional ownership, board of directors, independent commissioners, liquidity and operating capacity on financial distress. In this study, the population used is the property and real estate sector companies listed on the Indonesia Stock Exchange (IDX) in 2013-2017. The analysis technique used in this study is logistic regression analysis. The results of this study indicate that the board of directors and liquidity have a significant effect on financial distress, while institutional ownership, independent commissioners and operating capacity have no effect on financial distress.
